How the TRU Cash Process Works

The TRU Cash program isn't complicated, but it works a little differently than a traditional mortgage application process. Here's a quick overview:

  1. Complete an application and submit all required documents for a TRU Offer approval. This means you are fully income, credit, and asset underwritten and approved before submitting an offer on a home.
  2. Once approved, you can begin shopping for your new home.
  3. If you find a home and you (or your agent) determine that you need to present a cash-backed offer, your Loan Officer will submit a request for TRU Cash Approval.
  4. If approved, your agent will submit your non-finance contingent, cash-backed offer to the sellet, including a TRU Cash Award Letter.
  5. Once your offer is accepted, you will begin the process of closing on your new home. You will order a home inspection report (and perhaps other reports) to ensure the condition of the property is acceptable to you.
  6. If your closing date is at risk, TRU Cash will step in and buy the home on your behalf - and then sell it to you at the original sales price!

How Much Does the TRU Cash Program Cost?

There is no cost to you when making an offer backed by TRU Cash.

If TRU Cash needs to purchase the property, you will need to put down a 7% earnest money deposit and a daily pro-rated rent, typically $75 - $150 per day, for each day that TRU Cash leases the property back to you.

TRU Cash Borrower Eligibility

To qualify for the TRU Cash program, you'll need to be TRU Offer approved, sign the Program Agreements, and agree to all the terms and conditions of the program.

You'll also need to be approved for a new loan without a sale contingency, have a minimum credit score of 740, and own sufficient liquid assets to put at least 10% down, plus enough to cover any gap between the offer price and listing price or estimated value.

TRU Cash Property Eligibility

The TRU Cash program isn't available for every property type. Here are the high-level guidelines:

Eligible properties:

  1. Detached single family
  2. Primary residence
  3. Min purchase price: $200,000
  4. Max purchase price: $2,000,000 (Jumbo only available in select markets)
  5. Location: major metropolitan areas

Ineligible properties:

  1. Condos, townhomes, properties on leased land, and mobile homes
  2. New construction builds
  3. Lot sizes larger than two acres
  4. Major repair, health, or safety issues (e.g. water/fire damage, structural problems, rodent/pest concerns, etc.)
  5. Homes without comparable properties
